Berkeley Tower by Ellington, Business Bay: what to ask Ellington

Berkeley Tower is the Ellington Properties office tower in Business Bay, Dubai. It is not any other Dubai project with a similar name. Below are questions to put to Ellington, or to whoever sells to you, before you commit. Each one is tied to something the developer has published or left out. Ask for the answers in writing. theberkeleydubai.com is an independent website, not the developer's.

01

Your office and plan

The developer's project brief groups the 109 offices into 10 size bands, from 1,132 to 22,191 sq ft (see the floor plans page). A band is not an office, so the first questions are about the one you are considering.

  • Which office exactly? Ask for the level, the office number, the floor plan and the area, and which size band it belongs to.
  • Which area is right? The brochure's summary page gives a different overall size range from the project brief's unit table. Ask Ellington to confirm the area in writing, and to say whether a terrace is counted in it.

02

The seller

The brochure and project brief name Ellington Properties as the developer. Neither names a legal entity.

  • Who is the seller? Ask for the full legal name of the company that will sign the Sales and Purchase Agreement with you.
  • Can I see the agreement early? Ask for the draft before you pay anything, and read it with an adviser. Only the final agreement has legal effect.

03

Parking

Ellington's launch release of 20 October 2026 lists robotic parking among the tower's defining features. The project brief describes a robotic system that stores and retrieves cars automatically. Neither says how many spaces the tower has or how many come with each office.

  • How is parking allocated? Ask how many spaces come with your office, whether this is written into the agreement, and whether any carry a separate cost.
  • How does it work for visitors? Ask how guests and deliveries are handled.

04

Amenity floors

Ellington's project page refers to "five floors dedicated to leisure and well-being", including a clubhouse, collaborative spaces and fitness facilities. Other published documents describe the amenity floors differently, so the final list matters.

  • Which floors are they? Ask Ellington to list the amenity floors and what each one contains, in writing.
  • Who can use them? Ask whether every office owner and tenant has access, whether access is booked or open, and whether any of it carries a charge.

05

Completion

Ellington has not announced a handover date for Berkeley Tower. Its general buyer FAQ says that, near completion, Ellington notifies purchasers of the handover date by a completion notice. The developer and handover page has the detail.

  • How will I be told? Ask how the completion notice is sent, to which address, and what it contains.
  • What happens next? Ask what the agreement says about inspection, a defects list and the steps before you take possession.

06

Registration

The Dubai Land Department has a service, request to register the initial sale. The Department's page says it allows a developer to register units sold off-plan at the provisional register (checked 27 October 2026).

  • Will my purchase be registered? Ask Ellington to confirm in writing that your purchase will be registered, and when.
  • What proof do I get? Ask what document you receive once it is registered, and how you will be told.

The FAQ answers further questions on the tower, and the location page covers the Metro and driving times.

This page is general information, not legal or financial advice. Statements about the tower come from the developer's brochure, project brief, website and press release and are indicative and subject to change. Only the final Sales and Purchase Agreement has legal effect. Take independent legal advice before you commit.
