The tower
What is Berkeley Tower?
Berkeley Tower is a Grade A office tower by Ellington Properties on Sheikh Zayed Road in Business Bay, Dubai, beside Business Bay Metro Station. The building is ground floor plus 60 floors, with 109 offices and 579,681 sq ft of sellable area, sold freehold. The project brief lists offices for sale; it does not list residential, hotel or retail units. You may also see the project written as Ellington Berkeley Tower or Berkeley Tower Business Bay.
Who is the developer, and is this the official website?
The developer is Ellington Properties, as named in its brochure and project brief. Neither document names a legal entity. This is an independent marketing website. It is not the official website of the developer, and Berkeley Tower and Ellington Properties are names belonging to their owners, used here only to identify the project. Only the final Sales and Purchase Agreement has legal effect.
How many offices are there, and how big are they?
There are 109 offices with 579,681 sq ft of sellable area in total. The project brief groups them by floor:
- Levels 1 to 31: 8 offices a floor at 1,132 to 1,389 sq ft; 4 a floor at 2,502 to 2,867 sq ft; 3 a floor at 2,503 to 5,376 sq ft; 2 a floor at 5,401 to 5,409 sq ft.
- Levels 36 to 52: 4 a floor at 2,384 to 3,264 sq ft; 3 a floor at 2,364 to 6,522 sq ft; 2 a floor at 5,620 to 5,888 sq ft; 1 office on the whole floor at 12,182 sq ft.
- Top of the tower: duplex offices of 21,873 sq ft and triplex offices of 22,191 sq ft.
Areas are indicative and come from the project brief's unit table and floor plans. The brochure's summary page gives a different overall range, 2,504.01 to 22,588.71 sq ft, so confirm the area of any office before you commit. Several office types include a terrace. Final areas are set in the Sales and Purchase Agreement.
What amenities does the tower have?
Floors 32 to 35 are amenity floors, and the lobby and a mezzanine lounge sit below them.
- Level 32: co-working area, focus pods, social hub, work lounge, kitchenette, rest-and-recharge room.
- Level 33: clubhouse and games room (billiards, air hockey, vinyl lounge, target game zone) with outdoor terraces.
- Level 34: fitness, spinning, pilates and mind-and-body studios, a boxing area, male and female wellness areas.
- Level 35: prayer rooms for men and women, with an ablution area.
- Ground floor and mezzanine: a 4,015 sq ft lobby with a double-height reception backdrop, lounge seating, a communal table, a car collection lounge, and a mezzanine lounge and coffee bar.
Other websites mention a restaurant or a yoga studio. They are not in the developer's brochure or project brief, so this site does not list them. All images are artist's impressions.
What smart and future-ready features does it have?
Twelve double-deck passenger lifts with destination control; a robotic automated parking system; smart access gates in the lobby; EV charging stations and bicycle racks; and designed readiness for a future air-taxi vertiport and for drone delivery platforms (there is a drone delivery port on level 33). The vertiport and drone platforms are provisions for the future. The brief does not describe an operating air-taxi or drone service. The tower is designed to meet Al Sa'fat green building standards.
How does parking work?
The project brief describes a robotic parking system that automates vehicle storage and retrieval, with six basement parking floors, two parking lifts, and a valet desk and car collection lounge at ground level. It also lists EV charging stations and bicycle racks. The brief does not state a number of parking spaces or how many come with each office, so this site does not either.

Location
Where is it, and how close is the Metro?
On Sheikh Zayed Road in Business Bay, Dubai, beside Business Bay Metro Station. The developer's site plans show Sheikh Zayed Road, Al Mustaqbal Street, Al Khaleej Al Tejari Street and the Metro station around the tower. The brief gives driving times rather than walking times, so this site does not quote a walking time to the station. Business Bay recorded 814 office sales transactions, ready and off-plan, in the first half of 2026, the most of any Dubai area, according to Cavendish Maxwell data quoted in the developer's project brief.
How far is it from DIFC, Downtown and the airport?

03
Ownership, price and timing
Is it freehold, and who can buy?
Yes, the project brief lists ownership as freehold. The brief does not set out who may buy, for example whether non-UAE residents or companies can, so this site does not either. Ask for the buyer requirements in writing and take independent legal advice. The terms of any purchase are in the Sale and Purchase Agreement, which is the only document with legal effect.
What is the payment plan?
The developer's plan, as set out in the project brief, is 20% at booking, 5% at 90, 180, 240 and 360 days after the reservation date, 5% on completion of each of 20%, 30%, 40%, 50%, 60% and 70% of construction, and 30% on completion. That is 20% + 20% + 30% + 30% = 100%. The full schedule is in the payment plan table. The plan lists instalments only; ask for a full cost breakdown in writing.
What is the service charge?
The project brief gives an anticipated service charge of AED 24 per sq ft. It is anticipated, so it may change. The brief does not say how often it is billed, what it covers or how it is reviewed. Ask for those details in writing.
When is handover?
The developer has not announced a handover date. As of 26 October 2026 neither the brochure nor the project brief gives one; they say only that the last 30% is due on completion and that six instalments follow construction progress. Handover dates quoted on other websites differ from one another and do not come from the developer's brochure or project brief, so this site does not repeat them.

Allocation is currently scheduled for 28 October 2026 (bulk allocation) and 29 October 2026 (individual units). Enquire through the request form before then and we will contact you about registering your interest with the developer. Enquiring does not register you or reserve a unit; allocation is run by the developer. The dates are those currently announced and may change.
