Berkeley Tower by Ellington, Business Bay: floor plans and office sizes

Ellington Properties describes Berkeley Tower on its own project page as a Grade A commercial high-rise with 60 floors. The developer's project brief gives the same count as ground floor plus 60 floors, and lists 109 offices for sale. Floor heights run from 3.8 to 4.1 metres, per the developer's brochure.

The brochure and brief group the 109 offices into 10 size bands. The smallest office is 1,132 sq ft and the biggest is a triplex of 22,191 sq ft. The table below shows all 10 bands.

Levels 1 to 31 hold the smaller offices. A floor can be divided into eight offices of 1,132 to 1,389 sq ft, or into as few as two offices of about 5,400 sq ft.

Levels 36 to 52 start at four offices a floor and go down to a single office that takes the whole floor, at 12,182 sq ft.

At the top of the tower are a duplex office of 21,873 sq ft and a triplex office of 22,191 sq ft. A duplex spans two floors and a triplex spans three.

The ranges describe a group of layouts, not one office. A floor of three offices can run from 2,503 to 5,376 sq ft, so the table cannot tell you the area of a numbered office. The floor plan for that floor does.

Ellington's project page also refers to "five floors dedicated to leisure and well-being". Those are amenity floors, not office floors, so they have no row in the table. For how the tower sits in Business Bay, see the location and Metro page.
